Maintenance Requests

For the fastest response, use the AppFolio Tenant Portal or call our maintenance line at (928) 766-4132. You can also read our general building policies on the General Information page.

Include photos/video when possible. Emergencies: life-safety issues first call 911. For urgent maintenance (active leaks/flooding, electrical hazards, gas smell, sewer backup, major A/C outage threatening health), call the maintenance line above.

Florida rules that matter while you rent

Advance Notice for Entry

We give at least 24 hours’ notice for repairs and enter only between 7:30 a.m.–8:00 p.m. except emergencies. Details are also available on our General Information page.

If Rent Isn’t Paid

Florida allows a 3-day notice (excluding weekends and holidays) after rent is due. For more rent-related details, visit our Information page.

Security Deposit Timeline

If no claim is made, deposits are returned within 15 days. If a claim is made, notice is mailed within 30 days. Curious how deposits affect your final move-out? See our General Information.

Extermination & Temporary Vacate

In multi-family buildings we arrange regular extermination. If treatment requires you to vacate, we give 7 days’ notice. Rent is abated up to 4 days. See more building policies on our Information page.

No Lockouts or Utility Shutoffs

Florida law prohibits lockouts, removing doors/windows, or shutting off utilities to force a move-out. We never use those tactics and work with every resident. For your rights, check our Information page.

Assistance Animals

Assistance animals are not pets. We review reasonable-accommodation requests per HUD guidance. For more lease-specific rules, see General Information.

Paying Rent & Fees

  • Pay through the Tenant Portal (ACH, debit/credit) or with cash via e-pay slips. Looking for your active rentals? Visit Under Management.
  • Your lease lists the due date and late fees. Florida permits a 3-day demand notice after rent is due.
  • ACH fees are waived when paying via the portal.

Move-Out Prep & Deposit Return

  • Review your lease for the minimum notice needed.
  • Inside AppFolio, go to “Contact Us” → “Request Notice To Vacate.”
  • Provide your forwarding address in writing.
  • Leave the home clean and return all keys/fobs/decals.
  • Refund within 15 days if no claim; claim notice mailed within 30 days. For more details, visit General Information.

Hurricane Season Readiness

  • Secure outdoor items and follow building rules for shutters.
  • Do not place storm debris curbside after watches/warnings begin.
  • Sign up for AlertPBC for county alerts.

Renter’s Insurance & Pets

We strongly encourage (or may require) renter’s insurance. Many homes are pet-friendly; details are in your lease. Learn more on our General Information page.

Assistance animals are evaluated as reasonable accommodations and are not subject to pet fees.
