Maintenance Requests

For the fastest response, use the AppFolio Tenant Portal or call our maintenance line at (928) 766‑4132. Your request is routed directly to the right team member.

Include photos/video when possible. Emergencies: life‑safety issues first call 911. For urgent maintenance (active leaks/flooding, electrical hazards, gas smell, sewer backup, major A/C outage threatening health), call the maintenance line above.

Community Notices

We send inspection notices and important updates via email, text, portal messages, or letter. Please keep your contact info current in the portal and check messages regularly.

Florida rules that matter while you rent

Advance Notice for Entry

We give at least 24 hours’ notice for repairs and enter only between 7:30 a.m.–8:00 p.m. except emergencies.

If Rent Isn’t Paid

Florida allows a 3‑day notice (excluding weekends and court‑observed legal holidays) after rent is due. Check your lease for grace‑period specifics.

Security Deposit Timeline

If no claim is made, deposits are returned within 15 days after move‑out. If a claim is made, we’ll mail notice within 30 days and you have 15 days to object in writing.

Extermination & Temporary Vacate

In multi‑family buildings we arrange regular extermination. If treatment requires you to vacate, we’ll give 7 days’ notice; rent is abated for the period (up to 4 days).

No Lockouts or Utility Shutoffs

Florida law prohibits landlords from changing locks, removing doors/windows, or shutting off utilities to force a move‑out. We never use those tactics and work with every resident. 

Assistance Animals

Assistance animals (including emotional support animals) are not pets. We review reasonable‑accommodation requests per HUD guidance and do not charge pet fees for approved assistance animals.

Paying Rent & Fees

  • Pay through the Tenant Portal (ACH, debit/credit) or with cash via approved e‑pay slips (where available). Ask the office if you would like a cash pay slip.
  • Your lease lists the due date and any late fees. Florida law permits a 3‑day demand notice after rent is due; there is no statewide grace period — your lease controls.
  • ACH fees are waived for tenants when paying via our portal.

Move‑Out Prep & Deposit Return

  • Please review the lease for the minimum notice needed for the end of your lease.
  • Inside of the AppFolio portal app, please go to the "Contact Us" tab and select "Request Notice To Vacate"
  • Provide your forwarding address in writing before you vacate so we can mail any deposit claim/return.
  • Leave the home clean, free of trash, and return all keys, fobs, and parking decals per the lease definitons. 
  • Expect deposit refund within 15 days if there’s no claim; if there is a claim, we’ll mail notice within 30 days. You’ll have 15 days to object in writing.

Hurricane Season Readiness

  • Secure outdoor items and follow building/house rules for shutters. Do not place storm debris at the curb once watches/warnings are issued.
  • Sign up for AlertPBC to receive county emergency alerts by text, call, or email.

Renter’s Insurance & Pets

We strongly encourage (or may require) renter’s insurance. We partner with Stern Risk Insurance for tenant‑friendly plans that integrate with our system for tracking and compliance.

Many homes are pet‑friendly—see your lease for fees, breeds, and approvals. Assistance animals are evaluated as reasonable accommodations and are not subject to pet fees.
