Florida requires a 3‑day notice (excluding weekends and court‑observed legal holidays) before filing for eviction for nonpayment.
If no claim is made, deposits are returned within 15 days after move‑out. If a claim is made, we’ll mail notice within 30 days; you have 15 days to object.
We follow the Fair Housing Act. Assistance animals (including emotional support animals) are evaluated per HUD guidance and are not subject to pet fees.

Within the City, see sanitation schedules; in unincorporated areas, SWA handles collection. During storms, follow debris guidance and do not place materials out once watches/warnings are issued.
Almost all of our properties are pet‑friendly—please review your lease for fees, restrictions, and approvals. Assistance animals are not pets; we review requests per HUD guidance and do not charge pet fees for approved assistance animals.
We send inspection notices, maintenance updates, and other alerts via email and the tenant portal. Please keep your contact info current so you never miss an update.
