Maintenance Requests

Submit routine issues through the tenant portal. For emergencies (flooding, active leaks, electrical hazards, fire/gas smell, no A/C for medically vulnerable residents, or a security risk), call our emergency line: (928)-766-4123.

Tip: Please provide photos/video when possible within the work order section of the app.

Community Expectations

We take pride in maintaining clean, respectful communities. Please be mindful of noise levels, common areas, parking, and communication with neighbors. A little respect goes a long way!

Florida‑Specific Quick Facts

Landlord Entry

We provide at least 24 hours’ notice for repairs, and entry occurs between 7:30 a.m.–8:00 p.m. (emergencies excepted).

Rent Nonpayment

Florida requires a 3‑day notice (excluding weekends and court‑observed legal holidays) before filing for eviction for nonpayment.

Security Deposits

If no claim is made, deposits are returned within 15 days after move‑out. If a claim is made, we’ll mail notice within 30 days; you have 15 days to object.

Fair Housing

We follow the Fair Housing Act. Assistance animals (including emotional support animals) are evaluated per HUD guidance and are not subject to pet fees.

Utilities & Local Services

Trash, Bulk & Yard Waste

Within the City, see sanitation schedules; in unincorporated areas, SWA handles collection. During storms, follow debris guidance and do not place materials out once watches/warnings are issued.

Hurricane Season Readiness

  • Trim trees well before a storm threatens (SWA’s weekly limit applies; do not place debris at the curb when watches/warnings are issued).
  • Secure outdoor items and clear balconies/patios; follow building rules for shutters.
  • Keep emergency contacts handy; consider signing up for PBC Alert weather and utility notices.

Pet Policy & Assistance Animals

Almost all of our properties are pet‑friendly—please review your lease for fees, restrictions, and approvals. Assistance animals are not pets; we review requests per HUD guidance and do not charge pet fees for approved assistance animals.

Stay Updated

We send inspection notices, maintenance updates, and other alerts via email and the tenant portal. Please keep your contact info current so you never miss an update.
