Property Management Pricing

Pricing & Contract Terms

We manage multifamily buildings in Palm Beach County. Here is what we charge and what you are signing up for, before we ever get on a call.

What we charge

Monthly management fee

7% of rent collected

Charged on rent we actually collect. If a unit sits empty or a tenant doesn't pay, you don't pay us on it. Security deposits and late fees aren't included.

New lease

75% of one month's rent

Paid once the new tenant's first month of rent is in. Covers marketing, showings, screening and lease signing.

Lease renewal

20% of one month's rent

Paid when the tenant signs the renewal.

Repairs, legal costs and advertising are passed through at cost with invoices or receipts. Every building is a little different, so we confirm pricing for your property on a call.

Contract terms

Leaving
Either side can end the agreement with 90 days' written notice. You don't need a reason and there's no cancellation fee.
Term
We agree on a starting term together. After that it renews one year at a time.
Your records
If you leave, we hand over your records, leases and funds to you or your next manager.
Spending approval
Anything over $10,000 needs your written OK first. The only exception is an emergency, like a burst pipe.
Your books
You get a statement every month, and you can audit our records for your property any time.
